Unless you are a licensed trade specific professional, a Lessee repairing or restoring a negligent or accidental event creates a default event for your Lease Agreement.

We try to balance the law, liability, safety and the environment, while working with a confident-able person, which is an unlicensed trade specific professional.

How persons perceive concepts of what is dangerous is a subjective decision. The law wants property owners and Lesses to disclose dangers during your stay at the accommodation.

Which Person are you? You are a person that enjoys a good business relationship with an owner. Rent paid before the due date. Quietly enjoy your space and respect others. You are clean and careful with your space. You are not a hoarder, recycle and careful with your personal property. You think law and order is important and necessary. You are a person that makes life more difficult. Late Payments: It is ok to pay your rent many days before the rent is due. Our Lease Agreement covenant Rent describes due date without a grace period. Noise and Bad Behavior: Our Lease Agreement covenant Quiet Enjoyment, which means you should not behave the opposite of being a respectful, peaceful and quiet. Property Beyond Normal Use: Some tenants are negligent or think they did nothing wrong because they perceive such behavior as accidental. However, if you drag furniture, scratching the floor or rip a carpet, you will pay. Immediately repair damage, or restore or replace in a professional manner. If you have no experience concerning such repair, or restoration or replacement hire a professional and pay the professional upon their completion. Our Lease Agreement covenant Personal Responsibility describes your actions to avoid such issues. Hoarding and Abandoned Personal Property: Residential dwellings are not in the business for storage. If you do not renew the Lease Agreement or default on rent due and permanently leave, take all of your personal property. The dwelling is not a storage center. Our Lease Agreement covenant Abandonment describes how the tenant must communicate before the owner removes such property. Illegal Activity: We call police, and anonymous neighbors may send a letter stating their observations to the owner and police department.
